POSITION TITLE: Lead Maintenance Technician
WORKER’S COMP.
CLASS: N/A EXEMPTION STATUS: Exempt (from overtime) X Non-Exempt (from overtime) FULL-TIME/PART TIME: X Full-time Part - Time APPROVAL By: Date: March 2015 *Summary: * Lead Maintenance Technician is responsible for maintaining and repairing physical structures of buildings and maintains grounds by performing duties as assigned by Management.
*Essential Duties and Responsibilities *(other duties may be assigned) *:* * Maintains facility and grounds based on ACC and property objectives * Assists in completing work orders of various types including, but not limited to: electrical, plumbing, HVAC, drywall, painting, appliances and make readies * Construct, rebuild and repair property equipment and facilities including various wood structures, equipment and furniture * Prepare surfaces for painting, varnishing and apply surface coverings as required * Assist with vendor management and the supervision of other maintenance staff * Take the lead while Maintenance Manager/Supervisor is away or unable to be present * Prepare and organize work orders by prioritizing them * Work with Maintenance Manager/Supervisor with various audits such as key, lights, parts inventory * Report any observed violations of property rules and regulations to Maintenance Supervisor/Manager and/or General Manager * Assists in the preventative maintenance and general repairs of the buildings’ exterior and interior systems * Assists in maintaining swimming pool(s) and spa(s) * Responsible for being On-Call for emergency work orders and lock-outs * Assists in snow/ice removal (where applicable) * Assists in completing Monthly Facilities Plan tasks * Assists in completing BOSS daily duties and tasks * Assists daily in picking up trash on the grounds * Assists other departments with moving furniture including unloading and storing supplies * Attend all mandatory employee staff meetings and company safety meetings/webinars * Understand and follow all safety protocols including understanding MSDS on use of chemicals * Responsible for understanding and following the ACC key policy * The core of American Campus culture involves everyone being fully invested in everything that we do down to picking up the smallest piece of trash.

*Education/Experience: * * One to three years of related experience and/or training; or equivalent combination of education and experience * High School diploma or GED * EPA Type II or above (HVAC) Certification required * CPO (Certified Pool Operator) required * Appliance experience *Knowledge, Skills and Abilities: * Knowledge of: * Understand Safety procedures including MSDS on use of chemicals * Preventative maintenance and general repairs * Pool/Spa maintenance Skill in: * HVAC * Appliance Repair Ability to: * Effectively communicate with residents, management, and co-workers * Ability to apply common sense understanding to carry out simple one- or two-step instructions * Organized *Certificates and Licenses: * EPA Type II or above, (HVAC) and CPO (Certified Pool Operator) *Supervisory Responsibilities: * May lead and direct the work of others *Work Environment: * The employee is occasionally exposed to moving mechanical parts, fumes or airborne particles, toxic or caustic chemicals, and outside weather conditions.
The noise level in the work environment is usually moderate.
