Position Summary: We are seeking a highly motivated and enthusiastic individual to serve as Service Manager for a rapidly growing and dynamic property management organization.
The Service Manager is responsible for the general maintenance of the apartment community including performing repairs, troubleshooting, apartment turnover, and performing preventative maintenance.
What You Will Do: • Complete repairs within resident's apartments within the apartment community.
This could include plumbing, HVAC, kitchen equipment, painting, and other minor repairs.
• Respond to all on-call emergencies in a timely manner.
• Complete service requests in 24 hours or update resident and property management what is needed/ordered for the repair.
• Partner with the Property Manager to align budget parameters, expectations, recommendations, needs, to ensure a cohesive always go forward plan.
• Inspect grounds, buildings, and other community features daily to identify required maintenance tasks, minimize liability concerns, and ensure excellent curb appeal.
• Provide an elevated level of customer service and professionalism, we work in people's homes.
• Lead and participate in training classes, development plans, online learning, and meetings • Lead and ensure that all safety guidelines, recommendations comply per company standards • Retain outside contractors when appropriate and necessary and monitor work performed to ensure timely and proper completion of work.
• Partner with the team to ensure that the grounds, buildings, and other community features are in good standing and always ensure excellent curb appeal.
• Other tasks or duties as assigned by the Property Manager.
Who You Are: • Minimum of 5 years’ experience in the Multi-family industry in a Service/Maintenance position.
• HVAC Experience in apartment maintenance including electrical & plumbing diagnostics/repair, and HVAC certification (CFC type 2).
• Experience in apartment maintenance including basic electrical & plumbing diagnostics/repair preferred.
• Above average ability to communicate with clients and with co-workers both verbally and in writing.
• Basic personal computer skills and ability to learn specialized software.
• Ability to work a varied schedule, including some weekends, holidays, and a rotating on call schedule.
• Ability to learn and comply with industry legal requirements, especially related to Federal and Local Fair Housing Laws.
• You have reliable way to get to work • Willing to travel to different sites if needed to support other communities • Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs.
